Most inspections take 3 to 4 hours, depending on the size, age, and condition of the home. Larger or older homes—and those with crawlspaces or outbuildings—may take longer. Additional testing (like Radon or Sewer scope) may add some time to the overall inspection as well.

Yes—if possible. Attending allows you to: see issues firsthand, ask questions in real time, and learn how systems in the home work.  If you can’t attend, you’ll still receive a full report with photos and explanations.

Most reports are delivered within 24 hours, often the same day. Reports include photos, summaries, and clear recommendations.

Almost every home has issues—even new construction. The inspection helps you: understand the severity of issues, negotiate repairs or credits, and plan future maintenance.  It’s not a pass/fail test—it’s a decision-making tool.

After the inspection, you can: request repairs, negotiate price or credits, proceed as-is, or walk away (depending on contract terms). Your real estate agent (if applicable) will guide next steps.
