Residential Inspection Types

↪ Learn all about our Residential Inspections

    Buyer's Home Inspection

    Most Popular

A full visual examination of the home's major systems, structure, and safety. Done for the buyer usually before closing; it helps identify defects so buyers can negotiate or walk away.

    4-Point Home Inspection

    Just the Basics

An inspection focused on evaluation of a home’s four primary systems: HVAC, Electrical, Plumbing, & Roofing. It is typically required by insurance companies when issuing or renewing homeowners insurance for older homes.

    Rental Pre-Lease Inspection

    Protect your investment

A documented walkthrough of a rental property—often called a move-in inspection—conducted by landlords and tenants together before the lease begins or the tenant moves in. It establishes a baseline of the unit's condition to verify safety, identify repairs, and prevent security deposit disputes.

    Seller's Home Inspection

    Always Recommended

An inspection done for the current homeowner looking to sell or just looking for a current property status. We identify potential issues for your awareness, avoiding surprises that may come up on the buyer's inspection.

    11-Month Warranty Inspection

    Always a great investment

An independent assessment of a new construction home conducted just before the builder’s one-year warranty expires. It identifies defects the builder is responsible for fixing; usually at no cost to the homeowner.

    Thermal Imaging

    Used on Every Inspection

Used to non-invasively detect hidden, temperature-related issues that are invisible to the naked eye, such as moisture intrusion, electrical hot spots, and insulation gaps. It provides a comprehensive, safer assessment by identifying potential structural, safety, or energy-loss problems before they cause significant damage.

Testing Services

    Radon Testing

    Prevalent in Our Area

You cannot see, smell or taste radon. But it still may be a problem in your home.

Testing is the only way to find out your home's radon levels. Do not rely on radon test results taken in other homes in the neighborhood to estimate the radon level in your home.

We use industry-leading testing equipment placed in the home over several days to measure radon levels.

    Mold Testing

    Can cause severe reactions

We perform air and surface mold testing using industry-standard methods (swab/tape or bulk). Lab results are typically available within 24–48 hours.

    Water Quality Testing

    Popular for Wells

Ensure your water supply is safe and clean. We offer three levels of testing:

Level 1: Basic bacteria (Coliform & E. Coli)

Level 2 (FHA/VA): Bacteria, lead, nitrates, and nitrites

Level 3 (Complete): Comprehensive panel including minerals, metals, and clarity indicators like pH, hardness, and turbidity.

    Air Quality Testing

    Often Underestimated

Air sampling to detect mold spores and allergens, helping identify hidden contamination and improve indoor air quality.
